从2013年12个月的土地放量来看,上半年的6月土地挂牌23宗,下半年的9月土地挂牌27宗,12月土地挂牌29宗这三个月都是土地集中式放量,出让地块明显居多。2013年上半年1-6月土地挂牌量为52宗,其中有4宗地块流拍。下半年7-12月土地挂牌量为71宗,其中11宗地块流拍。

从2013年嘉兴土地市场放量可见,每月的土地出让数稳定性不足,所谓的金三银四并没有引来开发商对土地的热捧。整个上半年地块出让数在6月份才走高。下半年的9月份土地市场逐渐等来回暖趋势。
另外从土地性质可见,2013年嘉兴土地出让地块中工业地块39宗,占比达36%,其次是商住用地22宗,占比20%,排在第三是商办用地19宗,占比18%。住宅类地块只有6宗,占比仅有5%。2013年嘉兴土地市场住宅用地数量极少,相比而言工业用地占据主位。
2013年嘉兴土地出让中经开区、秀洲区以及南湖区的竞争尤为激烈。其中秀洲区力争上游,出让地块有47宗,经开区位居第二,出让地块32宗,而南湖区地块出让达29宗。相比而言2013年的秀洲区土地属于热卖阶段,而近来发展趋势较旺盛的南湖区土地出让量还有待提高。另外经开区和秀洲区出让地块中工业用地居多,而南湖区住宅、商住用地为主。
总体而言,2013年嘉兴土地市场成交比较乐观,每月土地放量却冷热不均,下半年土地市场有转暖趋势。12月份土地市场成功出让26宗,土地量达到全年。2014年嘉兴土地市场冷暖走向值得期待。
